When will you start?
Construction of the building has started on November 28, 2016 and the first units will be available for occupancy in the Summer of 2017.
If I sign up, when do I have to pay?
When you sign up, you don’t have to pay immediately. We will send you a contract. You always have the possibility to cancel your participation. Do you wish to continue? Sign the contract and send it back to us. You will only be required to pay after signing the contract.
Is this concept realistic?
This concept is in fact an investment in real estate where people build and rent out their own apartment. Instead of one investor, there are now dozens of participants who together invest with small amounts in the same project. The participants are becoming economical owners by getting certificates and therefore gain the right on a monthly profit sharing. This concept can be called as crowdfunding, which is the practice of funding a project or venture by raising many small amounts of money from a large number of people.
Who is paying for the legal cost?
Sunrise Studios and Apartments is paying for the legal costs. We are trying to keep the costs as low as possible. We have also established an accounting system and hire an accountant to keep our records and manage our compliance with the government regulatory requirements.
I have signed up. What happens now?
You will receive a confirmation by mail. We will call you as soon as possible. After our phone call, you will receive a contract within a couple of days. If you want to proceed, sign the contract and return it to us. If you want to stop, you can always cancel your registration.
I have signed up, but I did not receive a confirmation mail?
If you did not received a confirmation mail within 24 hours, you can send an email to email@example.com. We will make sure that you will receive the confirmation mail.
How much will I earn?
We cannot give guarantees. The exact amount depends on the occupation of the units, the monthly costs, and the reservation for maintenance. Our experience is that the normal occupancy rate is more than 80%. The reservation for maintenance comes partly from the deposits of the rentals.
How long the contract is valid?
The contract is for an unlimited time. So for life and for as long Sunrise Studios and Apartments exists.
How do I know the income and financial performance of Sunrise Studios and Apartments?
You have access to the Admin portal. This portal will have all information on rental payments, bills, and the monthly payments to your bank account. Every 6 months, a full financial report from the independent accountant is uploaded to the portal as well. You can also vote on important developments and policies e.g. height of reservations for maintenance.
What is the expected turnover and profit?
Below is an estimation based upon an occupancy of 80%. Cost and reservations are estimated at € 1,000 per month.

Management and payout
After signing the contract, you receive your login information for the admin portal. You can login and see your earnings.
As a holder of one or more certificates, you become an economical owner of stocks. You receive a percentage of the total net profit on your account. On an admin portal on the website, you and other participants can vote on important developments and policies e.g. height of reservations for maintenance. Participants are also invited for regular meetings.

Is there someone with entrepreneurial experience within the board?
Between the two board members, there is more than 30 years of entrepreneurial experience of which 16 years in real estate.
How are you making money?
We receive the same options for our investment as the participants. At the start of this crowd funding, our investment equals € 90,000 resulting in 1,000 options.
Will the participant also share in possible losses?
As a participant you are not personally liable. In the improbable chance of losses, you can at a maximum lose your investment.
Are participants personally liable?
A holder of certificates are never personally liable. Only the board can be hold personally liable in case of mismanagement. Next to that, everything is transparent via the admin portal including a semi-annual financial report from the independent accountant.
A life-long income sounds to good to be true
There is no catch. This is not a unique campaign. Everyone buys stocks or certificates from a company and receives a life-long income by dividends or increasing of the stocks value. In this case the net profit is divided monthly among all participants.
Do I need to register at the Chamber of Commerce?
No, a registration at the Chamber of Commerce is not necessary. However, you need to add your income on your income tax sheet.
How old do I need to be to participate?
You have to be at least 18 years old to participate.
Are there guarantees for the participants?
Construction of the building has started on November 28, 2016 and the first units will be available for occupancy in the Summer of 2017. Worst case scenario: GreenPhil Property and Development Corp. will sell Sunrise Studios and Apartments. The turnover is then divided among all participants.
What happens when there are not enough participants?
The business partners will finance the balance. Although it might delay the construction and therefore the moment of the first payout.
